Zoning

Spencer Township is under the jurisdiction of the Spencer Township Zoning Resolution, which is administered and enforced by the Zoning Department (This email address is being protected from spambots. You need JavaScript enabled to view it.).

Before relocating or constructing any building, addition, deck, fence, or pool, the property owner or his/her agent must obtain a Zoning Permit from the Zoning Office. 

Permits are not issued on a walk-in basis.  An application for a Zoning Permit must be completed with an original signature, site/building plans, Health Department "pink slip" (if applicable), and the correct processing fee.

The Zoning Office is located at 630 North Meilke Road, Holland, Ohio 43528.  Office Hours are Tuesday and Friday from 9:00 a.m. until 4:00 p.m.  If you have any questions, please contact the Zoning Department at 419-865-2883 Ext 4.

Zoning staff will contact the applicant when the Certificate of Zoning Approval (Permit) is available for pickup.  After receiving an approved Zoning Permit, a Building Permit may be necessary. No less than forty-eight hours before digging, please call the Ohio Underground Protection Service (OUPS) at 1-800-362-2764.  Protection crews will mark all utility and gas lines to assure your safety and prevent accidents.  

Zoning Commission

ZoningAn application for a Zoning Change or Text Amendment can be obtained from the Spencer Township Zoning Office. 

The completed application is sent to the Toledo-Lucas County Plan Commission.  The Plan Commission's recommendation of approval or denial is subsequently forwarded to the Spencer Township Zoning Commission.  The recommendations of both boards are then submitted to the Spencer Township Board of Trustees for a final determination.

Zoning Commission meetings are open to the public and held, as needed, on the second Thursday at 7:00 p.m. in the Spencer Township Meeting Room located at 630 North Meilke, Holland, OH 43528.

Board of Zoning Appeals

Applications for a Variance (from the requirements of the Zoning Resolution) or for an Exception (a use or activity not normally allowed within the Zoning Resolution) can be obtained from the Spencer Township Zoning Office.  Applications received by the end of the month will be scheduled for a public hearing the following month.

Board of Zoning Appeals members are township residents appointed by the Trustees.  Each member serves a five year term.

Board of Zoning Appeals meetings are open to the public and held, as needed, on the fourth Thursday at 7:00 p.m. in the Spencer Township Meeting Room located at 630 North Meilke, Holland, OH 43528.
